National property consultancy Lambert Smith Hampton (LSH) has successfully acquired a 73,000 sq ft warehouse in one of the biggest modern warehouse deals in Leicestershire this year. The deal was completed in record time.
The warehouse on a prime industrial and distribution park has been let on a short term lease in the north west of the county to an unnamed client.
The facility – Link 73, Interlink, on the Bardon Business Park – is being taken over by a client who provides warehousing, distribution and stock control across a range of industry sectors. The deal was transacted in just five weeks.
The 73,000 sq ft building has a minimum height of 10 metres, a secure service yard, two-level access and three dock loading doors. The Bardon Business Park has excellent access onto the motorway network at J2 of the M1 and J13 of A/M42. Nearby occupiers include Antalis, Laddaw, Laura Ashley, Brantano, Bunzl and Waitrose/Kuehne + Nagle.
The acquisition is the latest transaction for LSH at Bardon over a number of years, and currently the firm is marketing a design and build opportunity for Wilson Bowden of up to 130,000 sq ft. LSH also has several other instructions for a variety of clients on both a freehold and leasehold basis for units ranging from 8,500 sq ft to 30,000 sq ft.
Geoff Gibson, Director in LSH’s Leicester office, said: “This is an excellent, well-located, modern building which should serve our client’s short-term requirement well. Supply is tight at the moment and there are very few modern, high quality 50,000 sq ft plus units available. The deal was completed very quickly, in just over a month from the first communication with our client, which is unusual but was necessary to satisfy our client’s requirement.”
