National law firm Irwin Mitchell has advised CRUVL (Canal Road Urban Village Ltd) on the development agreement with house-builder partner Keepmoat for the residential development of 145 new houses at New Bolton Woods, Yorkshire – a new £150 million mixed-use urban village. This deal represents the second phase of the residential development of the New Bolton Woods project, in which Keepmoat will provide a selection of two, three and four bedroom houses.
CRUVL, (Canal Road Urban Village Ltd) is a joint venture between Urbo Regeneration Ltd , Laver Regeneration Limited and BMDC, tasked with delivering a major regeneration scheme on a 30-hectare site located within the “Canal Road Corridor” between Bradford and Shipley. The new scheme known as New Bolton Woods was granted outline planning consent in 2016 and will deliver much needed housing to the area of north Bradford. It is a major “placemaking” project offering new housing, retail, leisure, medical and educational facilities.
The agreement with Keepmoat follows on from the first phase of the residential development, which was completed with development partner Skipton Properties in 2016 and delivered 50 new homes, which are now complete and fully occupied. Further residential phases are planned, which already have the benefit of outline planning consent.
The first commercial phase of the scheme will also soon be actioned by the joint venture, who have already obtained detailed planning permission for the retail and leisure elements contained within this area of the New Bolton Woods project.
The Irwin Mitchell team who is advising CRUVL on the whole regeneration project was led by real estate partner Kevin Fox, assisted by a team of 12 fee earning lawyers from the transactional real estate, planning, tax and banking teams.
