Two businesses based in Weston-super-Mare have helped to resolve the perennial problem for fast-growing new companies by taking “scale-up space” at Worle Parkway.
The business park, adjacent to the railway station and close to the M5, is now virtually full following the lets to First Class Comms and Evolve Architects.
Telecoms specialists First Class Comms have moved there from The Hive Business Centre, which specialises in supporting small and start-up companies locally, and taken 837 sq ft on the first floor of 200 Worle Parkway to accommodate its growing workforce.
Evolve Architecture is an industry-leading property services agency whose client roster includes Levi’s, Sainsbury’s, Jack Wills and Starbucks. They have moved into 1,565 sq ft on the ground floor of 200 Worle Parkway, allowing them to expand their operation.
“Places like The Hive are playing a key role in getting promising new enterprises off the ground,” says Mike Woodliffe of property specialists Williams Gunter Hardwick, who acted on behalf of the landlords of 200 Parkway. “But they can only stay there until they reach a certain size… and one of the problems facing growing businesses is how to take their operation to the next stage of development without overcommitting on occupational costs.
“It’s almost impossible to predict your space requirements five, ten years down the line.
“Both these businesses have found a very flexible solution at Worle Parkway of a five-year lease with a three-year break clause, and scale-up space like this is exactly what is needed to encourage more expanding companies locally to take the plunge.
“These two lets mean that Worle Parkway is now almost fully let, a significant turnaround from a couple of years ago. If Weston-super-Mare is to expand as a business centre, and take advantage of its superb location, more flexible space options like this will be needed longer term to allow enterprises to grow.”
