Industrial specialist LM6 has announced the sale of the 30,757 sqft Fortune House in Aintree to Guernsey based Jolivet Investments.
The building, which was sold on behalf of St James’s Street Property Management Limited, will now be extensively re-configured and re-furbished following further investment by the buyer.
Andrew Littler, acting for Jolivet comments: “This is another strategic acquisition for commercial regeneration specialists Jolivet. The intention is to refurbish the property to create a high quality business unit providing much needed commercial space to accommodate business growth.”
The building was formerly the home of Vernon Pools and latterly was used as a call centre for Ladbrokes. It has extensive parking and is easily accessed from Aintree train station and the M58 and M57 motorways.
Commenting on the sale, Phil Morley of LM6, said: “The purchase is an endorsement of the local industrial market where Jolivet Investments have completed a series of successful refurbishments in the Liverpool City Region. Following the programmed works the scheme will offer much needed quality, warehousing which will be available to lease or buy at £4.75/sqft or £ 1.7million respectively.”
The vendor was advised by LM6 and Cushman & Wakefield. Littler and Associates acted for Jolivet Investments and together with LM6 and B8RE are acting as retained agents to lease or sell the refurbished scheme.
