Refurbishment proves recipe for success for Greggs

Fresh onto the market, a newly renovated building in Neath Abbey has become the latest South Wales base for national retailer Greggs.

Lambert Smith Hampton (LSH) acting on behalf of the property’s private owners MMR Holdings, has let 1,390 sq ft of accommodation to the food-on-the-go retailer on New Road, one of the main thoroughfares within the town.

The premises which has sat empty for some 10 years has undergone a £350k refurbishment to create three commercial units on the ground floor and two first-floor apartments for rent.

Greggs which was represented by retained agents Cooke and Arkwright, has committed to a 10-year lease on two of the property’s three units.

Says Huw Thomas of Cooke and Arkwright: “Greggs has undergone a four week fit out and is now open and trading well. It is actively seeking and considering other prominent roadside property opportunities across south, mid and west Wales.”

Comments Jason Thorne a director at LSH: “It is encouraging to see investment on this scale from a local investor. With the site now reflecting the sustainable quality that the market demands, our client has been rewarded with a long-term commitment from a leading UK-wide operator.”

One fully refurbished 847 sq ft unit remains available to let within the scheme on New Road.
