Four industrial units have been let in Ystradgynlais, in the Swansea Valley, following advice from Lambert Smith Hampton (LSH) to upgrade and meet market demand.
LSH were appointed as agents for Ynyscedwyn Industrial Estate in September 2017 when its private owners were facing 40 per cent vacancy rates.
Jason Thorne, director at the commercial property consultants, identified the renovations that would be required in order to fill the empty units with good quality tenants.
“The upgrade was needed to meet health and safety requirements as well as the needs of modern industrial occupiers,” explains Jason.
“Following our recommendations, seven of the 20 units on the park have been refurbished at a cost of around £100k. Given the lack of supply in the area, it wasn’t a surprise then that four units totalling 4,750 sq ft were snapped up within a matter of weeks of their relaunch to the market.”
One of the new tenants reaping the rewards of quality, value for money premises is Wattech. This independent business provides audio visual services primarily for the live event and corporate industries and has taken a unit on a three-year lease to accommodate its growth plans.
As its MD Nathan Watters explains: “We’re in our tenth year and with a growing customer base that now extends beyond Wales and into all parts of the UK this is the ideal space for our continued expansion.”
