Work has started on three new speculative warehouse/industrial units at Gateway 12 Business Park in Gloucester, as part of St. Modwen’s wider UK commercial development strategy and in response to the heightened demand for industrial and logistics space in the South West.
Gateway 12 Business Park is a £22 million project being delivered by St. Modwen. These three new detached units, Unit 1 (66,400 sq ft), Unit 4 (24,000 sq ft) and Unit 4a (34,000 sq ft) will complete the development at Gateway 12 Business Park and will be ready for occupation in the 3rd quarter of 2018.
The units are being built by Barnwood Construction and follow the completion of the site’s first four detached units. Kitchen firm, ProCook and home furnishing supplier, Warwick Fabrics are already in occupation and a third unit of 39,000 sq ft is due to be occupied next month. A single unit comprising 41,128 sq ft currently remains available for immediate occupation at Gateway 12.
Peter Davies, Development Director for St. Modwen, said:
“St. Modwen remains committed to accelerating its commercial development activity in 2018, particularly for the industrial and distribution sector. The proximity to junction 12 of the M5 makes Gateway 12 Business Park an obvious choice for businesses looking for prime quality industrial and warehousing space and our speculative building on site seeks to meet this demand.”
Gateway 12 is being delivered alongside the £150m mixed-use development at Littlecombe in Dursley, Quedgeley West (now complete) and Quedgeley East Business Parks located very near to Waterwells Business Park at junction 12 of the M5. Collectively, these four sites comprise around 200 acres and have the potential to attract over 6,000 jobs to the area.
