Connectivity is key on popular North Bristol fringe

16 Apex Court in Bradley Stoke is full following another deal brokered by Bruton Knowles’ Bristol office.

Fellows Recruitment Ltd, expanding from their current offices in Wolverhampton, have taken 770 sq ft on the first floor.

Rhys Jones from Bruton Knowles said: “We are seeing considerable interest in the North Bristol fringe in line with the Q4 2017 out of town take-up figures of 142,063 sq ft – as with the letting of this suite, the majority of the deals were at the small to medium end of the market.”

16 Apex Court is a modern, purpose-built business park, constructed around 1990 and occupies a strategic location at the junction of the M4 and M5 motorways within easy reach of Bristol Parkway rail station.

The unit is well located for the motorway network and is just two and a half miles from Bristol Parkway. The open plan space comes with two allocated parking spaces.

“The North Bristol fringe has several factors working in its favour in addition to proximity to the M4 and M5 Motorway networks. The reduction and eventual removal of Severn Bridge tolls improves connectivity to South Wales and the electrification of the main line through Bristol Parkway will offer speedier connections with London Paddington.

Rhys Jones added: “Small lot sizes such as this are attractive to both owner occupiers and smaller investors, often looking for pension investment opportunities.”
