Commercial property agents Bond Wolfe concluded a hat-trick of deals in January to get the new year off to a great start.
Bond Wolfe managing director James Mattin said the diversity of the three deals was evidence of a strong commercial property market across the West Midlands at present.
In Kings Heath, Birmingham, Bond Wolfe has let 4 Alcester Road South to HRS Lawyers, the family and care law specialists who are expanding in south Birmingham.
The property is a prominent corner unit which was formerly let to Lloyds Pharmacy, and HRS Lawyers have agreed a new five year lease.
James Mattin said: “This letting is the final deal to be completed along the parade known as 1-27 Alcester Road South, which includes tenants such as Extracare Charity Trust, Barnardos and Thompson Travel.”
In Dudley, Bond Wolfe has sold 1 Turner Street for £105,000 to a private investor who has retained the firm to let the vacant property.
The unit totals 2,177 sq ft in total and has warehousing, offices and a trade counter.
James Mattin said: “This is a good example of small, vacant properties with good growth potential that private investors are snapping up.”
In Cradley, Halesowen, Bond Wolfe has sold a potential commercial development opportunity on a 0.84 acre site to the south of Park Lane. The freehold site was sold for close to the asking price of £150,000.
According to James Mattin, demand for vacant yards and commercial land is high.
“Bond Wolfe have already lined up a number of potential tenants looking to lease the site for their own businesses,” he said.
And to round off a successful month, Bond Wolfe has also been shortlisted for the Diversity Award at the upcoming Signature Awards at the ICC in Birmingham on Friday 16 February.
