JLL’s Birmingham office agency team has been appointed to market Eleven Brindleyplace, a Grade A, award winning building in one of the city’s most iconic and prestigious business locations.
JLL’s appointment comes hot on the heals of HS2 contractor, Balfour Beaty, committing to over 8,800 sq ft at Eleven Brindleyplace through the building’s serviced office partner, MSO.
JLL’s office agency associate director, Andy Riach says: “Over the past 18 months we have witnessed a large amount of HS2 related office take-up with contractors looking for high quality office space in close proximity to HS2’s HQ at Two Snowhill and Eleven Brindleyplace fits this profile perfectly
“Brindleyplace’s connectivity to the rest of the city centre is excellent and continually improving. The walkway through Paradise has now reopened, and the Metro extension will bring Brindleyplace even closer to New Street and Snowhill stations.”
Andy continued: “Connectivity and quality of space are definitely key to occupiers, and, as Birmingham continues to regenerate and evolve, we are seeing more occupiers cluster together in order to be with liked minded organisations.”
Eleven Brindleyplace now has only four suites remaining, with availability from 2,905 sq ft to 8,882 sq ft out of a total 115,000 sq ft. With Grade A office supply rapidly reducing, and strong demand for office space in the city centre, JLL believes the window of opportunity is closing fast and is likely to drive occupiers to the building.
“Quality will always stand out and Eleven Brindleyplace has long been held up as an exemplar of urban design, leading the business renaissance in Birmingham.
“It ticks all the boxes for modern occupiers – BREEAM “Excellent’, good EPC ratings, flexible floorplates, showers, changing facilities and cycle storage area and coupled with the prestige of the Brindleyplace address, it is viewed as an ideal combination.”
JLL is joint agent with Savills on Eleven Brindleyplace.
