Worcestershire commercial property consultancy GJS Dillon has negotiated the surrender of a lease on a 1,500 sq ft Redditch office building and let the space to a growing local business.
Acting on behalf of out-going tenant ARI Fleet UK Limited, Charlie Green, commercial negotiator at GJS Dillon negotiated the surrender of the tenant’s lease to the pension fund landlord, and let 17 Chestnut Court, Jill Lane, Sambourne, Redditch, B96 6EW, a 1,574 sq ft two-storey office building, to Unique IQ, on a new five year lease. Matthews and Goodman were joint agents with GJS Dillon.
Part of a courtyard development of similar offices, 17 Chestnut Court is a modern, purpose built office building situated approximately two and a half miles south of Redditch town centre off the main A448 Redditch to Stratford road.
Unique IQ is an expanding supplier of remote workforce management software, used to monitor and manage employees who work outside an office, such as care workers and cleaning staff. It will move its main office to Chestnut Court from Park Farm in Redditch.
“Our successful lease surrender and acquisition of a new tenant minimised the cost to our client of exiting their lease early, and helped a growing Redditch company find a new, larger office for their business,” says Mrs Green.
“It is vital to take professional advice on all commercial property decisions, but especially when it comes to moving before the end of a lease.”
