The full refurbishment of a 54,000 sq ft warehouse has brought fresh available space to Avonmouth.
115 Burcott Road, which sits in the Severnside Trading Estate, has been completely refitted with new roof, cladding, office and yard.
Property consultant Knight Frank has been appointed to market the property. Josh Gunn, from Knight Frank’s industrial agency team, said: “The result is without doubt the best refurbished industrial unit on the market in the Bristol area. Considering the unit was occupied and unchanged for the previous 25 years, it now presents an entirely different proposition to potential occupiers.
“Landlord Hansteen has invested close to £1 million in the works, and the unit now offers first-class accommodation for a wide range of users.”
Burcott Road is a major estate road in Avonmouth with direct access onto St Andrews Road and fast links to Junction 18 of the M5 and to South Wales via the A403 and M49.
In addition, timber engineering specialist Glulam Timber Engineering has moved to another of Hansteen’s industrial units in Burcott Road, Avonmouth.
The company has moved to the 13,823 sq ft warehouse unit at 114 Burcott Road, from nearby premises on Severnside Trading Estate, St Andrew’s Rd, Avonmouth.
Glulam Timber Engineering LLP was established in December 2010 and provides 1500 m³ of whitewood glulam each year to the UK market. Glues, laminated timber known as glulam provides inherent load-bearing strength, allowing architects to design attractive large wooden spans for uses such as swimming pools, bridges and staircases.
The new warehouse provides capacity for the company’s expansion in the future.
