Blue Marble Asset Management (Blue Marble) has sold a prime 6,175 sq ft Runcorn office building, only days after it went on the market.
Acting on behalf of an in-house private client, Tim Matthews, Chief Executive of Blue Marble, sold Unit 2, Wellfield Business Park, Preston Brook, Runcorn, WA7 3FR, to a private investor for a sum well in excess of the asking price of £848,000. Blue Marble was advised on the sale by Zaman Roberts.
Unit 2 is a 6,175 sq ft self-contained, two-storey office building, built in the 1990’s, which has been fully refurbished and has air conditioning, gas-fired central heating and on-site car parking. It is fully let to Wentworth House Rail Systems Ltd on a five year lease which commenced on 1 July 2017.
Wellfield Business Park is located on an established modern office park on the A56, close to Junction 11 of the M56. The property has excellent prominence to the M56 motorway and good links to Manchester International Airport. Runcorn and Warrington railway stations are both within a 10 minute drive providing inter-city access to London Euston.
