In recent months Castle Donington has become a real hotspot for market activity. Of the few buildings becoming available, generally as a result of the expansion and relocation of existing occupiers, the locality has seen rapid disposals.
As a result there have been a flurry of deals in the area and Tim Gilbertson of FHP is pleased to confirm the latest distribution deal for the disposal of 20,000ft² of good quality, 10 year old space at Langham Park, off Trent Lane at Castle Donington.
Tim Gilbertson commented:
“The unit became available as a result of another deal I completed to relocate an occupier to larger premises locally freeing up their current building of just over 20,000ft².
Being asked to dispose of this building as a result, this 20,000ft² warehouse went equally quickly, formally under offer within a matter of days from going on the market to a party that I knew were keen to acquire space in the region.
The speed with which this building was snapped up shows again the strength of demand locally, driven by the expansion of local companies and by the real lack of supply in the market and with other deals due to complete in the region shortly this trend shows no sign of continuing. Effectively properties are being snapped up within a matter of days of going on the market, and further stock is definitely needed to meet what are consistently goods level of demand.
This particular deal is also pleasing as it enables new tenants, FC Cartons to expand and relocate themselves and we wish them well for the future.”
Debra Woodyatt of FC Cartons commented:
“We’re delighted to have concluded this deal and are really looking forward to having our team and all our facilities together under one roof. This new space is over three times the size of our existing plant and will allow for even greater efficiencies in the delivery of our services. Logistically it will offer a vast improvement in the movement of goods around the plant, allowing incoming product, stock holdings, finishing solution and distribution to be a seamless production flow with plenty of room for growth.
It will allow us to plan future expansion with the confidence that space for new manufacturing processes will not be a problem. We’re looking forward to installing our state-of-the-art equipment and welcoming our team into this fantastic new working environment, without having to relocate them too far away from our existing plan.”
Tim Gilbertson concluded by adding:
“I seem to say this every time I write a press release presently and complete a deal, but there really is so little stock in the market and with decent levels of demand that I would be delighted to hear from any potential new or old clients have warehouse or industrial space to sell anywhere throughout the East Midlands. The region is suffering from a lack of supply and despite ongoing economic uncertainty demand remains strong and this is testament to the strength of the indigenous commercial market we have.
Long may this continue but it would be nice for us to say that we have plenty of stock available!”
