A well known stretch of road in Shrewsbury could be completely transformed within a year, property experts have said.
Four locations on Whitchurch Road, Battlefield Roundabout and Battlefield Road are soon to be in the hands of new owners.
Halls Commercial, based nearby, has been instructed on all four sites and James Evans from the company said there is massive potential for a new look area.
“When you travel down Whitchurch Road and Battlefield Road you see one Halls board after another,” he said.
“There is a lot of land and property available here and huge potential for change in the coming months and years.
“We are delighted to be able to offer these sites and hopefully help this area of Shrewsbury be rejuvenated.”
The leasehold opportunities include 53 Whitchurch Road, a prominently located retail unit, and the former Carpet Bank at 87a Whitchurch Road, which are both available for rent.
A substantial development site extending to 15.89 acres, fronting onto Battlefield Road, is for sale with outline permission for 100 homes and full planning permission for a 273,000 square foot industrial building.
Mr Evans said this is by far the most substantial development opportunity to come to the market in this location in the last five years and has generated significant interest due to the lack of availability of land.
A further 5.27 acre site at Battlefield Roundabout is already under offer with Halls Commercial.
“We are unable to say who the land at Battlefield Roundabout is under offer to but it just shows how popular this area is,” James added.
“With so much movement nearby with the introduction of Subway, Domino’s, Climbing the Walls, Salop Computer Centre, The Bike Shop and a host of other independent shops this year, the area is thriving.
“These are prime locations and have high footfall for a variety of business uses nearby.
“Battlefield and Whitchurch Road has become a leisure hub.”
It is within close proximity of KFC, Frankie and Bennys, Chiquitto’s and The Featherbed, a Marstons family pub.
For the two plots off Battlefield Road Halls are acting as joint agent with GVA.
Currently agricultural land, almost half is zoned for commercial and half is for housing – they can be sold as two separate plots or as one site.
“We are very pleased to be able to bring this opportunity to market, it could bring about a large change in the makeup of this part of Shrewsbury,” James added.
