Developers have launched the second phase of a multi-million GPB business park refurbishment in Sheffield after letting 60 per cent of the site this year.
ARBA Group’s redevelopment of the 70,000 sq ft Meadowhall Business Park has attracted high profile tenants including Tuffnells Parcels Express, which is relocating its headquarters to the former council-owned site at Carbrook Hall Road, adjacent to the city’s new IKEA development.
The popularity of the park means that the remaining accommodation on the five-building complex, buildings two and four, are being brought to market with similar, high-specification fit-outs to deliver a further 30,000 sq ft of offices available in suites of 3,750 sq ft and larger.
Richard Burns, director at ARBA Group, said: “The development of Meadowhall as a business district has allowed us to capitalise on the location of Meadowhall Business Park and we are still seeing healthy demand for quality accommodation as other projects in the area come to fruition.
“We have reviewed the site’s performance over the first half of the year, which has been exceptionally good, and will be marketing the remaining space from November, following the opening of the new IKEA store immediately opposite.
“Our collective tenants demonstrate the breadth of businesses which actively sought out accommodation of this specification which has the benefits of city centre offices but without the premium price.”
Meadowhall Business Park is being marketed by the Sheffield offices of Knight Frank and Campbell & Co and tenants include; Auburn Ainsley, Alpharooms, Preventx, Kitchenex, Galaxy Insulation and Dry Lining (Holdings) Limited, North Midlands Construction Plc, NG Bailey and photography and makeover studio, Chique Photography.
Peter Whiteley, partner and head of the Sheffield office of Knight Frank, said: “This is a good time to take stock of the development aims for Meadowhall Business Park, but it is clear from the strength of enquiries that the remainder of the site would benefit from being brought to market in November.
“Despite economic predictions surrounding Brexit, Sheffield is witnessing healthy demand for quality office stock, which is in relatively short supply. ARBA Group’s refurbishment of these units has hit a sweet spot in the market, primarily due to location, quality of fit-out and cost.”
Changes at the site have seen the removal of link-bridges between the units, complete refurbishment of internal and external finishes including new colour-coded exteriors, stylish break-out areas within foyer spaces and substantial landscaping and parking upgrades.
Richard Burns added: “We have invested heavily to ensure that the site meets the most demanding of customer requirements.
“We have also used the space, as we redevelop, to benefit charities in the area by providing them with accommodation so that they can build their profiles without crippling overheads. This has been incredibly beneficial to many good causes and we’ve seen them grow while they have been located here.”
Meadowhall Business Park is located on Meadowhall’s Carbrook Hall Road, close to the M1 motorway junction at junction 34 and adjacent the Meadowhall Shopping centre with a Supertram stop yards away and a frequent bus route from the city centre going through the park.
