Leeds-based Evans Property Group announces a trio of deals at the refurbished Minerva building within Leeds’ £25m Bond Court development. The team has leased office space to three major firms, Sentio Partners LLP, Proact IT and FRP Advisory.
The three businesses will take up residence at the extensively upgraded Minerva building which has prime office accommodation arranged over ten floors.
One of the UK’s leading independent corporate finance firms, Sentio Partners LLP is taking 2,600 sq ft on a ten-year lease with a five-year break. The Bond Court redevelopment was the obvious choice to facilitate their recent growth and future expansion plans, with a better offering for clients.
IT business Proact IT, Europe’s leading independent data centre and cloud services provider, is taking 2,600 sq ft on a ten-year lease. Previously based in Marshall Mill, Water Lane, the company’s relocation places it more centrally in Leeds and makes the business more accessible to its strong legal client-base, with the city’s major law firms within easy reach.
Business advisory firm, FRP Advisory is taking 2,600 sq ft on a 10 year lease with a five year break. FRP Advisory has recently bolstered its position in the North by merging with independent insolvency specialist BWC and will consolidate two functions into Minerva.
This summer, Evans Property Group completed its £25m investment into reviving the Bond Court area of Leeds city centre, bringing to life a host of commercial and leisure services. In collaboration with Leeds City Council, the team’s five-year project has now transformed the business district, with the new Minerva and Capitol office buildings providing much-needed Grade A, BREEAM Excellent space. Bond Court is also home to its jewel in the crown, the luxury 5* boutique Dakota Deluxe hotel, several stylish restaurants and revitalised public spaces.
Minerva has attracted a host of lettings, including leading discretionary investment manager, Standard Life Wealth; property firm BNP Paribas; global financial services company UBS and law firm Gateley has also joined the tenant line-up, while existing occupier CDI AndersElite has also expanded into a larger suite.
Richard Bean, Asset Manager, Evans Property Group commented:
“Leeds is home to the UK’s leading professional services businesses and its office market has witnessed a real boom in demand. The transformation of the Minerva building has attracted a range of flagship businesses, who all want to be part of this hugely desirable office and leisure destination. We are delighted to welcome Sentio Partners, Proact IT and FRP Advisory into the Minerva community.”
Alex Hailey, Associate Director, CBRE Leeds who are joint agents with JLL commented:
“Minerva provides offices of the highest quality which have been further enhanced thanks to the Bond Court regeneration and the welcome addition of the Dakota Deluxe. It’s no coincidence that we have achieved three lettings since the completion of the hotel, as Minerva not only provides an exceptional working environment, but now also offers a hugely attractive leisure destination for tenants right on the doorstep.”
Clem McDowell, Senior Surveyor, JLL Leeds who are joint agents with CBRE commented:
“The fact we have completed three lettings in such a short period of time demonstrates the high quality of the building and that occupiers looking for space in the traditional office core are selecting the very best available. Whilst both the Minerva and Capitol buildings have a small amount of space remaining we are confident of further letting success.”
