Property consultants Alder King have completed the lettings of two Avonmouth industrial properties which each include large yard areas.
Road haulage company Webb Distribution has leased the former Hewden depot on Third Way, a property which provides 22,140 sq ft of office and distribution space in two buildings on a 2.2 acre site.
The family-owned distribution company will relocate from its current premises on Emery Road in Brislington after agreeing a new 10 year lease on the property. Webb Distribution was unrepresented and Alder King acted for the landlord City Monument Properties Ltd.
Meanwhile Ardent Hire Solutions, which was formed two years ago through the amalgamation of One Call Hire and Fork Rent, has taken Unit 2 King Road Avenue to expand its Bristol depot.
The plant rental company operates 14 depots nationwide, including one at Victoria Street in Avonmouth. It will relocate this depot to King Road Avenue later this year.
Ardent, which was unrepresented, agreed a new 10 year lease for the 6,856 sq ft industrial/office building which includes a 1.04 acre yard. Alder King acted for Silverton Investments Ltd.
Alder King associate Emma Smith commented: “Demand for industrial space, particularly space with yards, continues to outstrip availability and occupiers are having to move extremely quickly and pay premium rents to secure the limited space that comes onto the market.”
