The latest planning initiative in the Forest of Dean could be good news for landowners looking to kick-start new development sites according to property consultants Colliers International.
Forest of Dean District Council has just published its Allocations Development Plan Document and is inviting landowners and developers to submit suitable development sites to be taken forward.
Colliers International planning specialist Marcus Plaw said landowners and developers should familiarise themselves with the council’s guidelines on location and scale set out in the recently unveiled Core Strategy and National Planning Policy Framework.
He said: “If accepted, their land could be allocated for development in the Development Plan Document providing greater certainty for a subsequent grant of planning permission.”
He went on: “This consultation ends on June 29 so it is important for landowners and developers who are interested in seeing their land developed to embrace this opportunity by highlighting suitability and potential.”
Marcus Plaw said: “The council’s Core Strategy has identified a need for new housing and other development in settlements across the district.
“They are looking for deliverable sites for a minimum of ten new homes that supports the thrust of the adopted Core Strategy.”
Colliers International has worked with a number of developers to help them amend planning permissions, sell off parcels of land or find partners with whom they can take forward developments.
Marcus Plaw concluded: “Many local councils are under pressure to deliver additional housing to solve the gap in housing supply across their area and this is a good time to work with your authority to deliver suitable and sustainable schemes.”
