Two commercial property deals have completed in Penllergaer reflecting a strong and growing demand for the area according to commercial property consultants Lambert Smith Hampton (LSH).
Acting for the owners, LSH has sold and leased two neighbouring properties on Gorseinon Road which is the main link road from the M4 into the suburb of north-west Swansea.
Rollaclad Limited has bought 14,079 sq ft of warehous-style accommodation at Brunel House for £375k.
The independent cladding and roofing sheet manufacturer has made the acquisition to facilitate its expansion plans. Previously based in Grovesend near Gorseinon, it has relocated its entire operation to the new building which is serving as both a production facility and distribution base.
“We’ve been trading from our original site in Grovesend for over 30 years and have simply outgrown it,” comments Jonathan Harris, Managing Director of Rollaclad. “This new base will give us a much more suitable environment for the business and allow us to expand the range of products we carry. We also expect to see an increase in headcount over the coming months”.
LSH has also let the adjacent property, Unit 4 Crown House, to Enterprize Pet Supplies trading as The Pet Superstore.
The family-owned company which was set up in 2001 operates three further stores across Swansea and surrounding areas in Pontarddulais, Gorseinon and the Enterprise Park.
The addition of the fourth unit which spans 1,775 sq ft, forms part of wider, longer term growth strategy that aims to bring the number of Pet Superstores up to ten over ten years.
The company was set up by brothers Vince and Steve Avo and sells an extensive range of food and accessories for pets as well as farm animals, earning itself a reputation for both knowledge and expertise in animal nutrition.
Says Steve: “This new base is well placed geographically and it will help us capitalise on the local market plus give us much wider reach as the Gorseinon Road is accessible from Swansea and provides quick and easy access to the M4 corridor.”
