A busy and well-known gateway to Rugby town centre has been transformed with the completion of three lettings within a 12 month period to new local businesses.
Property consultancy, Wells McFarlane has negotiated lettings with Three Cafe, Kitchen and Bathroom Creations and KC Barbers for prominent, ground floor retail premises on the Clifton Road/Railway Terrace junction. Representing a total of 2,881 sq ft, each of the three units is in a highly visible position and just a short walk from the pedestrianised town centre and railway station.
Vik Sharma, owner of Three Cafe, said: “We chose the property because of its prominent position on the main road, outdoor space and private parking. There was also nothing like this at this end of town. Wells McFarlane was professional, friendly and helpful throughout. We hope to become one of the premier event hosting venues in Rugby and the first choice for people looking to book private celebrations.”
Above the three retail units, office space is currently being refurbished into a new business centre which Wells McFarlane will manage. With enough space for up to ten small businesses or start-up companies, the business centre will provide office accommodation with meeting room facilities and will be available on flexible terms with all-inclusive rents.
Michelle Mills, director at Wells McFarlane commented: “Over the last two years there has been a notable shift of retailers moving to out-of-town locations such as Elliotts Field, leaving a number of void units in their wake so it’s great to see independent, local retailers return to the town centre and rejuvenate such a prominent location. With the business centre set to open in September offering further opportunities for aspiring entrepreneurs, it’s a good time for investment in the town.”
