St Francis Group and iSec have announced details of further development and progress onsite at its prestigious Horizon 38 development, a 1 million sq ft mixed use scheme under construction in Bristol.
In the first phase of development, five speculatively developed logistics, manufacturing and industrial units totalling 210,7000 sq ft in a variety of different sizes ranging from 21,000 sq ft up to 63,000 sq ft are now complete and immediately available for occupation.
In an additional announcement, the development partnership has also confirmed the start on site of an additional speculative logistics and industrial unit of 115,000 sq ft.
The building which is being developed to the BREEAM Very Good specification will be completed and available for occupation by November this year.
In total 580,000 sq ft of industrial, logistics and manufacturing space is being built at Horizon 38 in four phases. The development is being funded by BP Pension Fund. Later phases are expected to be complete in 2018.
Speaking about the announcements and progress made, Gareth Williams, Development Director at St Francis Group, said “In the space of just nine months since breaking ground on this landmark mixed-use development we have made significant progress and the transformation of this once derelict site into a high quality multi-unit scheme is plain to see. We can now meet the needs of a range of different occupier requirements.
The completion of over 200,000 sq ft of brand new, high quality logistics, manufacturing and industrial space means we have plugged a gap in the market.
We are fielding a significant number of enquiries and expressions of interest in the space and expect to make exciting announcements shortly”.

Horizon 38 is a landmark strategic development site, directing fronting onto the A38 in Filton near the former Filton airfield, Airbus and Rolls-Royce Engine manufacturing plants. It sits within the Filton Enterprise Area; the largest and most significant regeneration and inward investment project in the south west and just 3 miles from Bristol city centre and less than 2 miles from the M5.
