A major development planned for a former brownfield site between Pontypool and Abergavenny has taken a step closer with the submission of an outline planning application.
Property company Johnsey Estates UK wants to transform the 52 hectare site at Mamhilad into a new community including 975 homes, a neighbourhood centre with shops and leisure facilities, a primary school and enhanced employment opportunities.
The site, which runs alongside the A4042, is located within the Mamhilad Strategic Action Area, which is allocated for mixed-use redevelopment in the adopted Torfaen Local Development Plan. Given the scale, the development would make up 70 per cent of Torfaen’s brownfield residential allocation.
It includes the vacant former Parke-Davis site, the former Nylon Spinners factory and the Mamhilad Park Estate site.
The proposed development will include approximately 22 hectares of residential development including open market and affordable homes.
The development will also include a series of open spaces linked by tree-lined streets to create walking and cycling routes while providing attractive amenity areas, in close proximity to the Brecon and Monmouthshire Canal.
The proposed green spaces include a neighbourhood park at the heart of the site, various children’s play areas, allotments, playing fields, and recreational open space.
Public consultation events were hosted on site in early March and feedback was collated and reflected within the final submission which will be available on the Torfaen Council website.
