Screwfix and Howden Joinery have agreed to pre-let the majority of the second phase of Inchwood Park at Bathgate, one of the latest industrial developments by J. Smart & Co. (Contractors) Plc.
Phase 1, extending to some 19,200 sq. ft., has recently become fully let with tenants including Ross Electrical, Danwood, Robbie Fluid Engineering and Dunedin Canmore.
Phase 2 of the development is now on site with Block C being 75% (7,200 sq. ft.) pre-let by Howden Joinery and Block D being 50% (4,800 sq. ft.) pre-let to Screwfix. Phase 2 benefits from Use Classes 4, 5 and 6 consent.
A further three additional units ranging from 2,400 to 4,800 sq. ft. will be available towards the end of 2017.
Jane Oliver of J. Smart & Co. (Contractors) Plc stated: “The tenant mix and prominent location of our Phase 1 development has attracted these high quality national trade counter occupiers. We are pleased to welcome Screwfix and Howden to our development at Inchwood Business Park.”
Bryce Stewart, Director of Colliers International, added: “The commitment from such quality occupiers has allowed J. Smart & Co. to commence with this second phase, which is welcomed by the property market, as the level of stock diminishes, with good quality accommodation thin on the ground”.
Neil McAllister, Partner at Ryden went on to add: “The announcement of the latest occupiers at Inchwood will undoubtedly lead to further tenants being attracted to this excellent location.
Phase 3, extending to approximately 9,600 sq. ft. has not yet been built, but J. Smart & Co. would commit to develop the final phase if further pre-lets were achieved.
