Hodgetts Estates have begun a £2.5m infrastructure works programme at their 678,000 sqft logistics and distribution hub Core 42, near Tamworth. The infrastructure works follow on from the successful completion of the new access from the A5 trunk road completed in February this year. Buckingham Group contractors are now on site with the works expected to take around 5 months and leave a fully serviced site capable of accommodating three Bigbox buildings with sizes ranging from 100,000 to 345,000 sqft.
This news comes on the back of the announcement in August last year that planning permission had been received for the Core 1 bigbox unit, amounting to 345,414 sqft with 15m clear height, 50m yard, 221 car parking spaces, 84 HGV parking spaces on a plot size of 16.89 acres.

With planning now in place for Core 1, it means construction can be commenced within 4 weeks of securing an Occupier with Practical Completion being achieved 8 months later.”
The prime location is adjacent to Birch Coppice and benefits from being within 0.5 miles of Maritime Transport’s state-of-the-art Birmingham Intermodal Freight Terminal (BIFT) and 0.5 miles from Junction 10 M42 near Tamworth. When fully developed CORE 42 Business Park will have an end value in excess of £70m and could bring as many as 1,000 jobs to the North Warwickshire area.
