Ballymore and M&G Real Estate have released new images of Three Snowhill, the third and final office building on the Snowhill estate.
At 420,000 sq ft, Three Snowhill is the largest ever city centre office development outside London. It will comprise 17 storeys of Grade A offices with floorplates of up to 25,000 sq ft. Currently under construction, the building will complete in 2019.
Ballymore has been developing Birmingham’s four-acre Snowhill Estate for the last ten years and Snowhill project director, Richard Probert, has worked on the estate since the Irish property developer acquired it in early 2003. The firm is now developing the third building at the scheme on behalf of M&G Real Estate, who committed circa £200 million in March 2016.
Richard said: “By the time the Snowhill estate is finished in 2019 we will have delivered almost 1m sq ft of prime office space and more than three acres of new public realm, including the St Chad’s open space, the Winter Garden, Colmore Square piazza and water feature and the Metro viaduct and boulevard, alongside Europe’s longest green wall.
“However, I think our real legacy will have been our success in growing the prime city core to the north of the city and kick-starting the regeneration of the Snowhill area.”
Aaron Pope, Director, Asset Management at M&G Real Estate added: “Demand for high quality Grade A office space in Birmingham is on the rise and this trend is set to continue with upcoming infrastructure projects such as HS2. Three Snowhill will offer this much-needed space in a key location at the centre of the city.”
The existing award-winning office buildings on the estate, One and Two Snowhill, are both fully let, with tenants including Barclays, KPMG and Gowlings and the construction HQ of HS2. Two Snowhill holds the record for Birmingham’s highest office rental of £33 per sq ft.
JLL and Savills are joint letting agents at Three Snowhill.
