Property consultants Alder King have let a former industrial building in St Austell in Cornwall for conversion into a dance and fitness studio.
The detached industrial building and yard on Holmbush Industrial Estate provides 3,149 sq ft of accommodation over two floors on a 0.53 acre site. Two local dance companies – 4Real Dance & Fitness and Collide Dance – have combined as C4 Studios to secure planning permission for change of use and conversion of the property.
Work is now underway to create two separate studios, together with ancillary accommodation including offices, showers and changing facilities.
The large car park offers a secure drop off and pick up area for parents and is located to the rear of the new Lidl, now under construction on another site sold by Alder King.
Angie Smith of C4 Studios hopes to open the new dance studio immediately after the Easter break, with a new timetable of dance and fitness classes.
Tom Duncan, associate at Alder King, commented: “This letting has breathed new life into this industrial building and yard. With newly converted dance studios located close to the new retail facilities under construction, this area will become a busy part of St Austell.”
Alder King acted on behalf of the freeholder. C4 Dance Studios were unrepresented.
