Commercial property consultancy Lambert Smith Hampton (LSH) has announced the successful let of the last remaining vacant office suite in St James House, The Square, Bath.
LSH negotiated the 10 year lease on the 3,979 sq ft first floor space at The Square, on behalf of London & Scottish Property, asset managers to Regional REIT Limited, which owns the now fully occupied building.
The tenant is Savings Champion, who were represented by Knight Frank. The deal follows the letting last month by LSH of a 3,662 sq ft unit on the ground floor.
Since it acquired St James House, Regional REIT Limited has steadily invested in a series of improvements, including new lighting, carpets, installation of shower facilities, air conditioning and an upgrade of communal areas. The exterior of the building has also been refurbished.
Commenting, LSH agent Roxine Foster, who handled the negotiations alongside joint agent Hartnell Taylor Cook, said the letting was a significant one in Bath, where there is a severe lack of good quality open plan office accommodation.
“The owners have upgraded the space at St James House to a high standard and as a result, we have seen a real increase in enquiries from businesses looking for a modern space in a convenient location,” said Roxine.
“There is currently very limited availability in the city, particularly for this type of office accommodation, and we have achieved two secure lettings at record rents for The Square, on excellent terms for our client.”
