GVA and Colliers International have successfully agreed three new leases on recently refurbished office space at West Point Row, near the M4/M5 interchange.
Real estate advisors GVA and Colliers International jointly represented landlord Southdowns Westpoint Row Ltd, which last year acquired and refurbished the terrace of two-storey premises off Great Park Road in Bradley Stoke.
Engineering, IT and facilities company NG Bailey, represented by Williams Gunter Hardwick took two floors totalling 4,550 sq ft as their Bristol base having relocated from their former offices in Fishponds.
French Construction and facility management firm, Bouygues Energies and Services S.A.S. took 2,232 sq ft at first floor of Unit 1, and International software testing company QualiTest has agreed a five year lease on the first floor of Unit 3, totalling 2,282 sq ft.
James Preece, national offices director at Colliers International, said: “The out of town office market witnessed an increase in take up in the final quarter of 2016 being 80% up on the previous quarter.
“These three deals follow a comprehensive refurbishment of West Point Row by the landlord, which purchased the scheme in the early part of last year. To secure three lettings in quick succession is a direct result of getting the refurbishment, rental level and marketing mix right.
“The offices now feature high-standard modern specifications together with an excellent parking ratio of 1 per 205 sq ft.”
Alex Riddell at GVA said: “These lettings are evidence that there is good demand in North Bristol for refurbished office accommodation. Our client is shortly due to commencement the second phase of the refurbishment which will provide around 7,500 sq. ft within the remaining buildings.”
