Successful city centre restaurant, SmokeWorks, is opening a new premises on Station Road, Cambridge.
Let through Cheffins, 1-3 Station Road was previously the Great Northern pub and is in a prominent position within a prime business area. SmokeWorks has signed a lease of 20 years and plans to open its doors to the public in mid-June.
The property leased by SmokeWorks comprises of a bar/ restaurant over ground and basement floors with a total square footage of 2,371 with a headline rent of £55,000 per annum. It also offers cellar and storage space at basement level and was offered to the market, having been left vacant for twelve months. The owners took the opportunity to separate the former manager’s flat above the commercial space and market this as two one-bedroom flats, which were sold by separate negotiation at a market premium via Cheffins residential team.
Station Road will the location of SmokeWorks second restaurant, with its first being located on Free School Lane. As part of the successful Cambscuisine group, SmokeWorks on Station Road will be the eighth restaurant in the company’s local portfolio.

We spent some time advising our client on how to maximise the value of the property and we oversaw a lengthy tender process which included offers from a number of national and international retailers. We are pleased to have successfully let the property to such a highly-regarded local company and we will be continuing to oversee it throughout their tenancy.”

In contrast to Free School Lane, SmokeWorks Station Road will also have tables available to book.
