Acting on behalf of CBRE Global Investors, CBRE’s Planning and Development team has secured detailed planning permission to extend a prominent four-storey office building, No 2 The Embankment, on Sovereign Street in Leeds City Centre. The creation of 15,400 sq ft of additional office floorspace has the potential to generate more than 100 new jobs for the area.
No 2 The Embankment is a 37,000 sq ft post-modern style building sustainably located 250 metres south of Leeds Railway Station, on the approach to the City Centre. This area of Leeds represents a highly sustainable location which has benefitted from continued investment and regeneration, with nearby occupiers including KPMG Eversheds, BT and Asda.
The approved development comprises one and two storey extensions to create an additional 15,400 sq ft of office space, together with enhancements to the building fabric and improvements to energy efficiency through the use of renewals will include air source heat pumps and photovoltaics. Changes to the layout of the internal courtyard parking areas will provide disabled bays, motorcycle parking and bicycle stores.
