St. Modwen, the UK’s leading regeneration specialist, has signed its first tenant for the third, and latest, phase of one of Surrey’s most successful business developments. Kirk Petrophysics will move into 22,500 sq ft of warehousing and light industrial premises at Henley Business Park, near Guildford, in late October this year.
The new scheme is located on the site of the old Vokes factory which is being removed to make way for a 12-acre extension to the park, providing up to 225,000 sq ft of buildings available on a bespoke design and build basis. Demolition is now substantially complete.
The first two phases of Henley Business Park became fully occupied within just a few months of their completion in 2009. Nick Kay, development director at St. Modwen, said: “At a time when many other business developments had vacancies we were able to fully let our scheme because of the high-quality accommodation we offered in what is a well sought-after location.”

“Contracts for constructing the Kirk Petrophysics premises are now out to tender and we expect to start on site by the end of April, with the building ready for occupation in late October.”
Henley Business Park is a 25-acre employment site set in 150 acres of woodland. Located off Pirbright Road in Normandy on the outskirts of Guildford, it already offers 95,000 sq ft of modern business accommodation, ideally located in the heart of the Blackwater Valley. Its position means that tenants can easily reach all key towns in the area including Aldershot, Farnborough, Camberley and Woking as well as Guildford.
