The £1m-plus comprehensive refurbishment of Grade Two-Listed Carlton House in Albert Square, Manchester has been completed by Carlton House Group (CHG) with the last remaining office suite available to let.
Following the total refurbishment, Carlton House offers grade A office accommodation with a strong emphasis on sustainability.
The modern interior offers the highest standard of eco-friendly features including extensive LG7-compliant LED lighting and comfort cooling plus ultra-high speed broadband connectivity and a granite and marble entrance lobby with restored original plaster features.
As the property is VAT exempt, occupation costs will be significantly reduced for tenants who cannot reclaim VAT ie. those in the insurance, pensions and financial sectors.
CHG retained the services of Manchester-based interior fit-out specialist Mark Trotter of Design Department to “create a new building within the historic fabric” of Carlton House, which was built in 1873 in the Venetian Gothic style of architecture.
The Manchester offices of real estate advisors Colliers International and CBRE are jointly marketing the final available office suite of 3,940 sq ft (366 sq m) to potential occupiers on behalf of CHG.
All other office space in the 21,684 sq ft (2,014 sq m) property is occupied by tenants on long-term leases including State Bank of India, which recently renewed its lease for a further 15 years, Nexus Solicitors and independent external façade specialist Taylor Maxwell.
