Wealth management firm St James’s Place is set to relocate to new premises in Nottingham following a deal overseen by commercial property agencies Innes England and FHP.
The firm, which is currently based in Castle Boulevard, is set to move into Embankment House, one of Nottingham’s landmark properties which forms part of the Riverside Business Park fronting Queens Drive.
The premises were acquired in 2015 by Titanium Real Estate, which undertook a high quality million pound refurbishment of the ground floor office suite, reception and entrance in response to the widely acknowledged lack of quality office accommodation in the Nottingham market.
Craig Straw, director at Innes England, said: “The lack of high quality, Grade A office space within the Nottingham market is well-documented, so the accommodation at Embankment House is very attractive to potential occupiers.
“The refurbishment has been completed to a very high standard and offers modern office accommodation as well as good accessibility and excellent on-site car parking, all of which were important components to St James’s Place in its search for new premises.”
St James’s Place will occupy nearly 10,000 sq ft of space on the ground floor leaving the remaining suite of circa 9,500 sq ft available.
Nottingham-based property consultancy FHP is acting as joint agents on the scheme and John Proctor added: “The quality of the space, accessibility to the city centre and car parking placed Embankment House above the competitive stock on the market. The remaining 9,500sqft is already attracting interest.”
“We need more investors and owners of office buildings to take a pro-active approach to provide the standard of accommodation that is needed to continue to supply Nottingham’s market”.
Richard Bousfield, director at Titanium Real Estate, said: “We are very pleased to have attracted a high quality tenant in St James Place Wealth Management to our building and we hope to welcome our final tenant in the near future”.
