Office take up in Quarter Four 2016 in the central Birmingham office market totalled 97,391 sq ft in 29 deals, according to figures compiled by Birmingham Office Market Forum, as scheduled in the table below.
When added to the 110 deals totalling 595,338 sq ft recorded in the first three quarters of the year, the 2016 year-end total take up amounts to 692,729 sq sq ft in 139 deals.
This compares with:
970,458 sq ft in 132 deals for 2015
713,460 sq ft in 148 deals for 2014
664,147 sq ft in 128 deals for 2013
500,955 sq ft in 133 deals for 2012
The 2016 outcome was down on the record take up seen in 2015, with a challenging second half to the year. However the total is very close to both the 5 and 10 year averages. The number of transactions recorded was actually up on the previous year, with 139 deals compared with 132.
The outlook remains positive for 2017 with both the HS2 and Government Property Unit (GPU) demand likely to come forward, together with the delivery of a number of new high profile office refurbishment schemes.
