Brydell Partners, advised by Lambert Smith Hampton and Knight Frank, has delivered an inspiring exposed services office scheme at One Station Square in Bracknell, which has led to a letting of three floors of the building to Pharmiweb Solutions.
Pharmiweb Solutions, a technology services business delivering digital solutions to the global pharmaceutical and healthcare sector, has taken a total of 12,693 sq ft.
The fast-growing exposed services trend has become increasingly popular with occupiers across London and the Thames Valley and Brydell Partners has capitalised on this by delivering the first building with an exposed services design in Bracknell’s town centre.
The building provides striking, contemporary office accommodation adjacent to Bracknell train station and less than a five minute walk from The Lexicon, Bracknell’s groundbreaking new retail and leisure development. This, in addition to an excellent parking ratio with electric car charging points, a manned reception and newly installed executive showers, attracted Pharmiweb Solutions to One Station Square.
Hannah Bennett, senior surveyor in Lambert Smith Hampton’s Reading office, explains: “The Lexicon will be a game changer for Bracknell’s town centre and this, together with One Station Square’s urban exposed services design, is proving to be very attractive for businesses.”
David Seddon, head of asset management at Brydell Partners, adds: “The decision to refurbish One Station Square to an exposed services specification could not have been more successful. Occupiers are continually seeking something which is different to other availability in the market and Pharmiweb will benefit from the unique, inspiring working environment at One Station Square.”
A total of 10,814 sq ft over the 1st and 7th floors of the building is still available to let.
