The developer of Aberdeen Gateway Business Park, Muir Aberdeen Ltd, has added to its impressive tenant list following the completion of a significant industrial deal.
ERIKS Industrial Services, represented by Knight Frank, have committed to a 15 year lease on a substantial workshop and office facility extending to 19,500 sq ft, becoming the latest in a string of high profile tenants to take up residence at Gateway Business Park.
At the turn of the year, amid the uncertainty of the downturn in the Oil & Gas Industry, developer Muir Group underlined their commitment to Aberdeen and commenced speculative construction of a facility of 14,500 sq ft. This was recognised by Knight Frank as the ideal option for ERIKS, particularly as Muir’s were able to extend the facility to deliver their required configuration of a 15,000 sq ft workshop and 4,500 sq ft of office accommodation whilst also meeting the time constraints of the occupier.
Claire Herriot, Senior Surveyor of Knight Frank, said: “We are pleased to have concluded this competitive deal for ERIKS and to have supported them in the consolidation of their operations under one roof. This deal highlights that there is still movement in the Aberdeen commercial property market despite the ongoing difficulties in the energy sector. The location and the fact that Muir’s were able to extend the facility to suit our client’s specific requirements within the required timescale was instrumental for the conclusion of this deal.”
Paul Richardson letting agent of Ryden LLP who acted on behalf of Muir’s said: “Muir has once again been successful in letting a speculative building demonstrating they have a great record for deliverability which was reflected by meeting ERIKS’ specific needs. We are delighted to have secured another high profile occupier for our client.”
Aberdeen Gateway, which is located on the south side of the city at Cove close to the junction of the A90 and Harbour Road. Phase 1 comprises 45 acres of developable land on a 70 acre site. The park has planning consent for industrial, warehouses and office uses and has been successful in attracting occupiers from across the oil and gas sector including TOTAL, Cameron, NOV, Hydrasun and Oil States.
The project commenced in 2007 and, to date, 31 acres and 525,000 sq ft of office and warehouse space have been developed with a further 50 acres developable. Muir is currently pressing ahead with another speculative industrial unit of 14,500 sq.ft which will be available for occupation in Spring 2017.
Ewan Black, Development Director at Muir said: “We are delighted that a business of Eriks profile has consolidated their operations at Aberdeen Gateway. They join other National and International occupiers who have benefited in the past from economies of scale and reduced running costs associated with energy efficient and well configured modern buildings. Despite the uncertainties that exist within the Aberdeen market, Muir Group is firmly committed to further development at Gateway Business Park and will complete further speculative units in Spring and Autumn 2017.”
Graeme Fullerton, Regional Director at ERIKS said “As Europe’s leading MRO product and engineering solutions provider, Gateway Business Park was the perfect choice for the location of our brand new Regional Hub, providing us with a high quality of office, distribution and engineering workshop space which will allow us to develop our existing and future capabilities.
We have a range of technical services located from the new hub including Valve Testing and Repair.
In addition we are proud of our BASEEFA accreditation to repair Hazardous Area machines along with our High Voltage test and repair capability.
In addition, access to the new Aberdeen link road provides ease of access to service our customers in Aberdeenshire and the North of Scotland.”
