Lambert Smith Hampton (LSH) has been instructed to provide property and facilities management, and lease advisory services for Harworth Group plc’s recently acquired Moorland Gate Business Park in Chorley, Lancashire.
The mixed-use site, which covers over 125,000 sq ft, was recently acquired by Harworth Group to strengthen its income portfolio and includes 24 lettings.
It will become the fifth site that LSH has mobilised for Harworth in the last 18 months, whereby new accounts and facilities management processes must be set up and implemented within a month.
Katy Brindley, Client Manager for Harworth at LSH said: “Mobilising a site the size and complexity of Moorland Gate is an incredibly complex and high pressure process, which is why this latest instruction is testament to our track record in managing the process successfully. We look forward to working alongside Harworth Group on this and similar sites, as it continues to strengthen its portfolio.”
The Moorland Gate instruction involves approximately 104,000 sq ft of industrial warehousing space, and 21,000 sq ft of office accommodation. It has become the seventeenth site managed by LSH for Harworth, and follows a two year contract extension by the Rotherham-based firm.
Harworth Group plc has become one of the largest property and regeneration companies across the North of England and the Midlands, owning and managing over 22,000 acres across 150 sites. Key developments include the Advanced Manufacturing Park in Rotherham, Logistics North in Bolton, the Sherburn Rail Freight Terminal in North Yorkshire, Gateway 36 in Barnsley and Melton Commercial Park in Leicestershire.
LSH provides a range of services, from contractor management and health and safety inspection, to tenant liaison and rent and service charges. As part of the contract with Harworth, LSH collects approximately £4.5 million in rent per annum, £1.4 million of ancillary amounts (service charge, insurance and electric) per annum – 99.8 per cent of which are consistently collected on time – and deals with around 120 tenants on behalf of the company.
Liz Askam, Business Space Manager at Harworth Group plc, said: “The past few years have been very successful for Harworth and LSH has played an important role in ensuring that our commercial sites run smoothly. We look forward to maintaining this success.”
