Multi-disciplinary design practice, HTA Design LLP, is relocating its Edinburgh office to Bridgeside House at 97-99 McDonald Road, in a deal brokered by joint agents Knight Frank and Montagu Evans.
Relocating from Slaters Steps, the design agency, which specialises in architectural design, regeneration, landscape design, and planning, will occupy 3,699 sq. ft. of the modern office development.
Bridgeside House, one mile from Princes Street and within walking distance of St Andrew’s Square, is already home to corporate travel company, Colpitts World Travel. The building, a development by J. Smart & Co. (Contractors) PLC, comprises a modern open-plan office, with suites ranging from 2,088 sq. ft. up to 18,656 sq. ft. offering high-quality finishes and specification throughout, and secure car parking.
Duncan Tait at J. Smart & Co. (Contractors) PLC commented: “The level of occupier enquiries at Bridgeside House has improved notably over the last 12 months and we are delighted to welcome another tenant to one of our office developments in Edinburgh.”
In the first ten months of 2016, availability of high quality office space in Edinburgh’s city centre has continued to diminish, while the supply of new-build accommodation has remained constrained.
Bridgeside House is one of a number of developments, completed or underway, which deliver much-needed quality office stock in the capital. Knight Frank said that the lack of space, coupled with the pressure on rents in Edinburgh’s core, was making locations such as the city’s periphery and Leith a more attractive prospect to tenants.
Simon Capaldi, Associate at Knight Frank, said: “We’ve seen a number of recent deals in the periphery of the city centre because of the significant number of requirements for good quality, cost-effective, and open-plan office space.
