St James Court in Great Park Road, Almondsbury, has welcomed its first new tenants following a full refurbishment of both buildings.
St James Court comprises Buildings A & B which are modern detached office buildings totalling 48,000 sq ft situated within Almondsbury Business Park. Both have recently been fully refurbished by London and Scottish Investments acting as retained asset manager on behalf of the landlord.
South West Ambulance Service has taken 20,000 sq ft over two floors in St James Court A, while Semtech, the leading supplier of high-quality analogue and mixed-signal semiconductor products, has taken 13,200 sq ft over two floors in St James Court B. Both tenants have signed ten year leases.
Richard Kidd, Director of Office Agency at Bilfinger GVA in Bristol says, “These two lettings are testament to London and Scottish’s commitment to undertaking high quality speculative refurbishments on existing buildings. We are seeing that demand for office space in this location, which offers excellent car parking and access to the national motorway network, remains strong.”
Chris Grazier of joint agent Hartnell Taylor Cook, comments, “These are two very significant lettings for the North Bristol office market, they are both large lettings and demonstrate that major occupiers are attracted to Almondsbury where good quality space with ample parking is provided at competitive rental levels.”
The recent lettings mean that the only remaining available accommodation is the first floor of Building A at 9,988 sq ft and the part ground floor of Building B at 4,350 sq ft. Both building are refurbished to a high quality with double height ground floor reception, suspended ceilings, raised floors, LED lighting, air conditioning and excellent car parking.
