A unit has come onto the market at one of the Black Country’s busiest business locations.
Some 25,000 vehicles a day pass the frontage of the nine-unit Redwood Trade Park on the Oldbury Road, just 1.5 miles from J2 of the M5.
Halesowen-based property group A & J Mucklow Group Plc acquired the site in 2013, and has since refurbished each unit as it becomes vacant. Arco, Toolstation and Euro Car Parts are among the current tenants.
A & J Mucklow Group Plc’s portfolio manager, Stuart Haydon, says the last letting saw timber and builders’ merchant Ridgeons Ltd take a 15-year lease for its Anglia Tool Centre brand in April. The precise rent isn’t being revealed, but the quoting rent was £6.25p psf, reflecting the location’s popularity.
The joint agents are Bulleys and JLL, and the latter’s Steven Jaggers, an associate director in its industrial and logistics team, expects strong interest in the new unit, which is 5,667 sq ft and occupies a prime location directly on to the Oldbury Road.
“It’s an established location, well-placed for Oldbury or West Bromwich, and you can see from the brands which are there that it’s ideal for trade occupiers, looking to set up an operation for the Black Country,” he says.
