Leading property consultant CBRE has announced it has secured a new occupier for a prestigious west end office building, 9 Queens Road, on behalf of the head tenant, chartered accountants Anderson Anderson & Brown LLP (AAB).
Citibase, which offers state-of-the-art serviced office space, currently operates 32 business centres across the UK. The 22,000 sq ft property at Queens Road, to be named Citibase Aberdeen, will be the expanding company’s fourth centre in Scotland. There are also two in Edinburgh and another in North Lanarkshire, which has only recently opened.
The property, located to the south side of Queens Road in the heart of Aberdeen’s prime west end office district, comprises an architecturally impressive traditional granite building with a modern, open plan Grade A extension to the rear. It will provide Citibase with a range of office suite sizes for its customers.
Citibase has entered into an eight year management agreement with head tenant AAB, which has relocated to a new purpose built 45,000 sq ft headquarters at Prime Four Business Park in Kingswells, Aberdeen.
Derren McRae, managing director of CBRE, commented on the letting: “We are delighted to have secured Citibase for one of the most recognised office buildings in the west end. Having advised AAB on the acquisition and project management of its new headquarters at Prime Four, we are pleased to have concluded an agreement on its former premises with a high quality operator such as Citibase in the relatively short time since AAB relocated to its new purpose built office.
“Despite the local market being impacted by the wider challenges in the energy sector, this commitment by Citibase demonstrates that there continues to be demand for high quality commercial buildings in Aberdeen.”
Mike Brown, senior partner at AAB, added: “As a result of growth and diversification in our service offering, we made the decision to move to our new bespoke premises at Prime Four to accommodate our business needs. Having only recently moved out to our new facility, we are delighted to see Citibase take on what has been an excellent operational base for AAB. We look forward to watching new and established companies grow their businesses from such impressive surroundings.”
Steve Jude, CEO at Citibase, commented: “With the world of work having changed forever, we look forward to welcoming the businesses that are driving the new economy – start-ups, entrepreneurs and small businesses – to experience Citibase Aberdeen. We’re thrilled to be chosen by AAB to become a key and vibrant part of the Aberdeen business community. By providing customers with what they are demanding – flexible contracts and affordability – we offer them a hassle-free home. We take care of all their office needs, leaving them to focus on running and growing their business.”
Citibase will join neighbouring occupiers in the area including Pinsent Masons, HSBC, CMS Cameron McKenna and St. James’s Place.
