WELPUT, the specialist Central London real estate fund, announces three further lettings at 3 St James’s Square, a prime, newly refurbished 55,000 sq ft office building in the heart of the West End.
Engadine Investment Partners LLP, LindenGrove Asset Management and Concord Resources Limited have each taken space within the 10-storey building, joining existing tenants Lodha Developers UK Limited, Silver Ridge Asset Management and Charm Capital Partners.
These lettings take the building to 62% let, with strong interest in the remaining suites.
Ker Gilchrist of Grafton Advisors commented:
“We have seen encouraging levels of interest in the available space across our portfolio over the summer period and this level of interest appears set to continue over the coming months. Demand has been focussed on assets offering occupational flexibility that meet the specific needs of individual occupiers. Interest has undoubtedly been strong in 3 St James’s Square because of its ability to attract a wide range of target rental levels spread across the different suites in the property.”
Nick Montgomery of Schroder Real Estate said:
“We are delighted with these lettings that are consistent with WELPUTs strategy of crystallising its portfolio reversion and illustrate the high quality of WELPUTs portfolio.”
WELPUT was advised by Strutt & Parker and Colliers International.
