Cushman & Wakefield appointed on major south Wales instruction

Cushman & Wakefield has been appointed by M7 Real Estate, in a joint agency capacity, to market a significant proportion of its South Wales property portfolio.

The portfolio, for which M7 Real Estate is investment and asset manager, comprises a mix of predominantly industrial and office accommodation, spread across 38 estates within South Wales and totalling circa 900,000 sq ft.

Chris Yates, senior surveyor in Cushman & Wakefield’s National Logistics & Industrial Team, comments:  “We are extremely pleased to have been appointed on this prestigious portfolio instruction, which Cushman & Wakefield’s agency team will service from our Cardiff office.  We look forward to working with both M7 Real Estate and Jenkins Best, our joint marketing agent, to proactively reduce the portfolio void rate, improve the quality of tenant profile and seek to maximise overall investment value for our client.  This instruction provides opportunity for our client to benefit from Cushman & Wakefield’s regional expertise across a range of sector specialisms including industrial, office and investment agency, but also to complement this with building consultancy, valuation and rating advice as required, ensuring a fully integrated service”.

Rob Ladd, director in Cushman & Wakefield’s National Industrial Logistics & Industrial Team adds:  “This significant instruction constitutes an important portfolio of commercial accommodation across South Wales. When factoring both the geographical spread of available properties and the range of different lot sizes on offer, it ensures that we are able to accommodate both local and indigenous Welsh businesses, but also national operators seeking a regional base for their operations, which is particularly satisfying”.

Victoria Mann, asset manager at M7 Real Estate, adds: “Cushman and Wakefield is a much welcomed addition to the agency team.  Both Chris Yates and Rob Ladd have a strong presence in the South Wales Industrial market and are a natural fit for the existing agents Jenkins Best. Whilst the portfolio has seen a decrease in void over the past 18 months we are continuing to review strategies to further improve the portfolio’s performance”.

The South Wales properties, which have wide geographical coverage ranging from Pontardawe in the west to Monmouth in the east, comprise part of a UK-wide portfolio totalling 109 assets and in excess of 4,000,000 sq ft of accommodation.
