Aire Valley Land LLP, the joint venture partnership of Evans Property Group and Harworth Estates, has agreed a deal with Huddersfield-based operator CJ Stern (Oils) Ltd to deliver a petrol filling station with associated retail on a gateway site at Temple Green, Leeds City Region’s largest advanced manufacturing and logistics base.
CJ Stern is a Yorkshire-based operator expanding its operations within the region with the acquisition of a 1.2 acre plot at Temple Green. The site has outline consent and, subject to reserved matters, will incorporate a BP petrol filling station with 3 HGV and 4 vehicle pumps along with a 2,000 sq ft Spar convenience store. Around 10 full and part time jobs could be created upon opening of the operation.
Subject to detailed planning, work will start on site before the end of the year, with the facility operational in Summer 2017. Colliers represented Temple Green in the transaction.
This announcement comes as the initial £7m phase of infrastructure works nears completion at the 165 acre site at J45 of the M1 in Leeds’ Enterprise Zone. The works have created 1.2 km of new dual carriageway and facilitated the remediation of 20 acres of development plots to include the petrol filling station in addition to roadside car dealerships and Leeds City Council’s 1000 space Park and Ride transport hub.

As the largest commercial development site in Leeds and with the forthcoming delivery of the Park and Ride hub, this presented the ideal location to establish a new operation.
