The company has taken 17,271 sq ft on two floors in Albert House, Quay Place. It has agreed a ten-year lease with the landlord, Threadneedle Pensions Limited.
Bouygues UK, part of Bouygues Construction, a global industry leader, operates a number of different arms, including Thomas Vale and Linkcity, formerly Bouygues Development.
In Birmingham, Bouygues UK was responsible for the construction of the £7.5m Centrum digital office block at the Innovation Birmingham Campus, part of Birmingham Science Park Aston, and is currently building the city’s first purpose-built private rented sector (PRS) scheme on Pershore Street for Linkcity.
Craig Tatton, Bouygues UK managing director for the North and Midlands, said: “Bouygues UK has an ever growing presence in Birmingham. Greater Birmingham and Greater Manchester are key regions for us going forward. Albert House will provide us with state-of-the-art office accommodation with great transport links for our staff, clients and partners.”
Theo Holmes, associate director in CBRE’s Birmingham office agency team, advised Threadneedle on the deal. He said: “Following the letting to Acivico earlier this year, the landlord decided to speculatively refurbish the available floors in Albert House. The decision paid off as just fourth months later the space has been let.
“Bouygues UK’s decision to move to Quay Place demonstrates that companies are continuing to migrate into the city centre where they can benefit from good transport links and easily accessible local amenities, albeit the availability of new a good quality refurbished stock remains an issue in the short-term.”
Quay Place comprises six separate office buildings, totaling 101,256 sq ft, configured around a central courtyard. Tenants include Acivico, Legal Ombudsman, Ecorys and the National Deaf Children’s Society.
As a result of recent lettings activity at Quay Place, 75 per cent of the scheme is now let.
Mr Holmes said: “The success of the scheme means the landlord has further committed to speculatively refurbishing 10,500 sq ft in Victoria House to the same spec as Albert House. There is also 8,000 sq ft in Nelson House, an original listed building that offers a unique space with vaulted ceilings and exposed rafters, and 5,000 sq ft in Edward House.”
JLL are joint letting agents on Quay Place.
Andy Riach, associate director in JLL’s national office agency, said: “Following the refurbishment of Albert House at the beginning of the year, we were overwhelmed by the level of demand for the space.
“The Quay Place scheme represents a great option for occupiers owing to the attractive canal side setting of the courtyard development, its close proximity to local amenities, and the high specification of accommodation.”
