A rare freehold opportunity to purchase a 3.2 acre site in Plymouth has been brought to the market by Colliers International.
The site comprises three individual buildings which extend to a total of approximately 90,000 sq ft, and were once used as a storage facility by the Land Registry, but it is now owned by international faith-based network GOD TV.
Tom Watkins from the Industrial & Logistics team at Colliers International, joint agents with Plymouth-based Listers, said: “The premises were purchased by GOD TV about three years ago, but the majority of the space is now surplus to their requirements, and they have now let part of the site to Plymouth City Council.
“This is a rare opportunity to purchase a unique site on the outskirts of Plymouth. Drake Hill Court could be of interest to a variety of parties, including investors, developers and owner occupiers.”
The properties are currently used as offices and a TV studio, but have planning consent for B8 storage and distribution use, and are considered suitable for a variety of alternative uses including offices or a call centre. The location makes it potentially suitable for comprehensive redevelopment including residential, subject to planning permission.
The site is located to the north east of Plymouth city centre in a predominantly residential area with All Saints Academy abutting the rear, yet it is also at the entrance of Honicknowle Industrial Estate, which is accessed via Honicknowle Lane, which links to the A386 and in turn to the A38.
The oldest of the buildings is the East building, which was originally constructed in the late 1960s, with the West wing added in the 1990s, and a rear annexe purpose built in 2005.
Internally the buildings have been fitted out for archive storage with compactor racking, some of which has been removed, and is currently being used as offices.
The whole site is available freehold, but consideration will be taken for leasehold interest. Colliers is advising GOD TV.
