National commercial property consultancy Lambert Smith Hampton (LSH) has been appointed by automotive specialist Hendy Group to market a large, rarely available freehold industrial property within the Marsh Barton Trading Estate in Exeter.
The 32,500 sq ft former vehicle sales and workshop property stands on just 22% of the three-acre site, providing potential for a wide range of uses.
The site offers potential for a similar automotive occupier looking to expand but also presents a significant opportunity for redevelopment, subject to obtaining appropriate planning consents.
Chris Williams, LSH industrial and logistics surveyor, is handling the sale. He said: “We are optimistic that the site will generate strong levels of interest, given the paucity of large industrial buildings available to buy in Marsh Barton. Across the region, we are seeing an increasing number of occupiers looking to buy properties, as it can often work out to be more cost-effective for their business in the long-run, compared with renting.”
As well as owner-occupiers and developers, the site has also attracted the interest of investors who are keen to purchase properties in key, strong occupational markets such as Marsh Barton.
Chris added: “The industrial market is particularly strong at the moment with high levels of demand and low levels of supply. We therefore encourage anyone who may be interested in acquiring the building not to hesitate in registering their interest.”
