A regional commercial property consultancy has been appointed to help secure occupiers for a premium build-to-suit industrial and distribution hub in Hampshire.
Hughes Ellard, an independent of 44 years’ standing, joins CBRE and Colliers International in marketing Velocity at Stanbridge Road in Havant, near Portsmouth.
Now cleared following demolition, the five-acre site was a former distribution site for pharmaceutical Pfizer before being acquired by Barwood Capital and Taurus Developments in their first joint development acquisition.
The location is regarded as one of the leading industrial locations on the South Coast because of convenient road links to the A27 in the east, M27 in the west and A3 (M) in the north, as well as the ports of Portsmouth and Southampton.
Planning permission has been granted for up to 120,000 sq ft of high-specification space, with a clear internal height of up to 12m, for companies to lease.

Consent at the fully-serviced site has been granted for a 115,000 sq ft warehouse and 5,000 sq ft offices, with 99 car parking spaces. Build specifications will be to a BREEAM rating of Very Good, an industry mark used for environmentally sustainable buildings.
Major occupiers locally include Pfizer, Colt International, Kenwood Delonghi, Eaton Hydraulics, Formaplex and Dunham-Bush.
Velocity is one mile from Havant town centre and mainline railway station, providing direct trains to London Waterloo, Portsmouth, Brighton and Southampton.
The A27/M27 road network is approximately 1.5 miles away and A3(M) approximately 2 miles. There is fast access to Portsmouth (9 miles) and Southampton (23 miles) to the west and London (71 miles) to the north, with Chichester 12 miles to the east on the A27.
Last week (week ending 31st July) the developers submitted its Reserved Matters planning application, with detailed plans and drawings ready to show potential occupiers.
