Acting on behalf of a private client, Alder King has recently completed the freehold sale of Unit 3 Cooksland Industrial Estate in Bodmin to an expanding local business.
The property has been acquired by interior wall and ceiling panel supplier VTEC Group for an undisclosed sum off an asking price of £435,000. Having outgrown its smaller premises, VTEC relocated from Callywith Gate Industrial Estate to enable continued growth and intends carrying out significant improvements and repairs to the building.
Previously occupied by a local business and positioned close to the entrance of this established industrial estate, the 8,626 sq ft (819.9 sq m) unit offered a rare opportunity to acquire a freehold unit
Tom Duncan, head of agency at Alder King’s Truro office, reports continuing strong demand for good modern industrial accommodation close to the A30.
“With the cost of building new units exceeding the likely completed value, there has been little new development without the aid of grant funding. Over the last year or so, the availability of such funding has been uncertain and now following the recent EU referendum decision, the future availability of funding is more uncertain than ever. Companies would therefore be wise to react swiftly and positively when units such as this one come to the market.”
VTEC was represented by Vickery Holman which also disposed of VTEC’s previous unit.
